    Real estate investment trust W.P. Carey Inc. (WPC) announced on Tuesday that it has acquired an UK government office facility for $72 million.

    WPC has acquired an office facility from the Department of State for Communities and Local Government (DCLG) located in Manchester, UK. This office is leased to the DCLG on a 15 year triple net lease and is currently occupied by the UK’s tax department.

    Jennifer Lucas, Director of WPC commented: “The recent staff consolidation into the facility demonstrates that this is an important location for HMRC and supports our proven business model of acquiring key operating assets let to single tenants on long-term net-leases.”

    Accenture plc (NYSE: ACN) announced a 14.8%, or $0.12 per share, increase to its semiannual dividend. The management consulting firm will now pay a semiannual dividend of $0.93. Shares yield 2.53%. Agruim Inc. (NYSE: AGU) boosted its dividend by $1.00 per share to a total dividend of $3.00 on an annualized basis. Shares of the global retailer of agricultural products now sprout a 3.54% yield. Air Industries Group Inc. (NYSE: AIRI) doubled its dividend to $0.125 per share. The maker of airplane and helicopter parts now floats a lofty yield of 6.6%. Alexandria Real Estate Equities Inc. (NYSE: ARE) upped its dividend 4.6% to $0.68 per quarter for a yield of 4.21%. Dividend investors would be wise to focus not just on a stock's current yield, but also on the long-term growth potential of its dividends. That's because strong businesses that consistently raise their dividend payouts reward shareholders with a steadily rising income stream that essentially equates to a raise every year. And, well, who doesn't like a raise?

But there are other reasons to value dividend growth so highly, and they're well supported by research. For instance, a study by C. Rentech, Inc. (Rentech), incorporated in 1981, is a provider of clean energy solutions. The Company owns and operates a nitrogen fertilizer plant in East Dubuque, Illinois, that manufactures and sells natural gas-based nitrogen fertilizer products within the corn-belt region in the United States. It is developing energy projects to produce certified synthetic fuels and electric power from carbon-containing materials, such as biomass, waste and fossil resources. Its technologies can produce synthesis gas (syngas) from biomass and waste materials, and convert syngas from its own or other gasification technologies into complex hydrocarbons (the Rentech Process) that are then upgraded into fuels using refining technology that it licenses. In addition to developing projects using these technologies, it is pursuing the licensing of its technologies to developers of projects that are expected to produce fuels and/or power. In May 2011, it acquired majority interest in ClearFuels Technology Inc. In May 2013, Rentech Inc acquired the entire share capital of Fulghum Fibres Inc. Its technology portfolio also includes the Rentech-SilvaGas biomass gasification technology (the Rentech-SilvaGas Technology), which enables it to offer integrated technologies t! hat can convert biomass and wastes to syngas and into clean fuels and electric power.

The Rentech Process can produce synthetic diesel fuels (RenDiesel1 fuels), which are clean burning having lower emissions of regulated pollutants, such as nitrogen oxides, sulfur oxides and particulate matter, than traditional petroleum-based diesel fuels. The Rentech Process also can produce synthetic jet fuel (RenJet fuel), which when blended with conventional jet fuel meet jet fuel specifications for military jet fuel and commercial Jet A and Jet A-1 fuels. It is developing a proposed project near Natchez, Mississippi (the Natchez Project) designed to produce approximately 30,000 barrels per day of synthetic fuels and chemicals and approximately 120 megawatts of power. It is evaluating alternative configurations for the Natchez site, which would initially be smaller in scale. The alternate configurations may use various feed-stocks alone or in various combinations, and include proportions of waxes and chemicals as products.

The Company owns, through its wholly owned subsidiary, Rentech Energy Midwest Corporation (REMC), a nitrogen fertilizer manufacturing plant that uses natural gas as its feedstock to produce syngas and then nitrogen fertilizer products. The products, the Company can produce include renewable synthetic diesel and jet fuels, naphtha and power from biomass resources; synthetic diesel and jet fuels, naphtha and power from fossil or fossil and biomass resources, and paraffinic waxes, solvents and specialty chemicals.

This week we continue our exploration of nontraditional MLPs by looking at the partnerships supplying fertilizer.

    Rentech (Nasdaq: RTK) has been around for more than a decade, and it has shifted strategies several times. Full disclosure: Rentech’s Chief Technology Officer Harold Wright is a former manager of mine when we were both at ConocoPhillips, and I have visited Rentech’s facility in Commerce City, Colorado.

    For most of Rentech’s existence, the company has sought to commercialize alternative fuels. At one time it had ambitions to build a large coal-to-liquids (CTL) plant, but federal legislation ultimately nudged it instead into the biomass-to-liquids (BTL) space. The company did build a BTL demonstration plant, but ultimately shut it down and has now refocused its efforts on becoming “one of the largest wood processing companies in the world.”

    During its interesting journey as a company, Rentech acquired two ammonia nitrogen fertilizer facilities, which turned out to be a profit center that funded the alternative energy research. In November 2011, Rentech spun off this fertilizer business into an MLP called Rentech Nitrogen Partners LP (NYSE: RNF).

    In the months leading to the spin-off, RTK’s market capitalization was about $200 million. Rentech maintained 60 percent ownership of RNF, and three months after the spin-off RTK’s market cap had risen to $400 million, while investors had bid RNF up to $1 billion. Interestingly, RTK’s share of RNF was worth more than RTK’s entire market cap, a situation that persists. The market currently values Rentech at $482 million, while the valuation of Rentech Nitrogen Partners makes RTK’s 60 percent stake in RNF worth slightly more than $600 million — another illu

Calgon Carbon Corporation is a provider of products, services, and solutions for purifying water and air. Activated Carbon and Service

The sale of activated carbon is the principle component of the Activated Carbon and Service business segment. Activated carbon is a porous material that removes organic compounds from liquids and gases by a process known as adsorption. In adsorption, unwanted organic molecules contained in a liquid or gas are attracted and bound to the surface of the pores of the activated carbon as the liquid or gas is passed through. The primary raw material used in the production of the Company�� activated carbons is bituminous coal which is crushed, sized and then processed in low temperature kilns followed by high temperature furnaces. The Company also markets activated carbons from other raw materials, including coconut shell and wood. The Company produces and sells a range of activated, impregnated or acid washed carbons in granular, powdered or pellet form. Granular activated carbon (GAC) particl! es are irregular in shape and generally used in fixed filter beds for continuous flow purification processes.

Another component of the Activated Carbon and Service business segment are the optional services associated with supplying the Company�� products and systems required for purification, separation, concentration, taste and odor control. The Company offers a variety of treatment services at customer facilities, including carbon supply, equipment leasing, installation and demobilization, transportation and spent carbon reactivation. Other services include feasibility testing, process design, performance monitoring and maintenance of Company-owned equipment. These self-contained adsorption systems are used for vapor phase applications, such as volatile organic compound (VOC) control, air stripper off-gases, and landfill gas emissions. Liquid phase equipment systems are used for applications of potable water, process purification, wastewater treatment, groundwater remediation and de-chlorination. The Company produces a range of odor control equipment, which typically utilizes catalytic activated carbon to control odors at municipal wastewater treatment facilities and pumping stations. The Company�� variety of equipment systems treats the odors that emanate from municipal wastewater treatment facilities and the sewage collection systems that bring the waste to the treatment plant.

In the United States, hardwood lumber is procured by the Company from hundreds of small sawmills throughout the northeastern, midwestern and southern areas of the country. Offshore Gulf of Mexico Activities

Contango, through its wholly-owned subsidiary, COI and its partially owned affiliate, Republic Exploration LLC (REX), conducts exploration activities in the Gulf of Mexico. COI drills, and operates its wells in the Gulf of Mexico, as well as attends lease sales and acquires leasehold acreage. As of August 24, 2012, the Company's offshore production was approximately 83.5 million cubic feet equivalent per day, net to Contango, which consists of seven federal and five state of Louisiana wells in the shallow waters of the Gulf of Mexico. From this platform, the gas flows through an American Midstream pipeline into a third-party owned and operated on-shore processing facility at Burns Point, Louisiana, and the condensate flows through an ExxonMobil pipeline to on-shore markets and multiple refineries. As of August 24, 2012, it was producing approximately 22.5 million cubic feet equivalent per day, net to Contango, from this platform. The Company finished laying six inches auxiliary flowlines from the Dutch #1, #2, and #3 wells to its Eugene Island 11 Platfo! rm and is in the process of redirecting production from the Eugene Island 24! Platform to the Eugene Island 11 Platform.

The Companys Company-owned and operated platform at Eugene Island 11 was designed with a capacity of 500 million cubic feet equivalent per day and 6,000 barrels of oil per day. These platforms service production from the Companys five Mary Rose wells, which are all located in state of Louisiana waters, as well as its Dutch #4 and Dutch #5 wells, which are both located in federal waters. From these platforms, it can flow its gas to an American Midstream pipeline through its eight inches pipeline and from there to a third-party owned and operated on-shore processing facility at Burns Point, Louisiana. It can flow its condensate through an ExxonMobil pipeline to on-shore markets and multiple refineries.

The Companys gas and condensate can flow to its Eugene Island 63 auxiliary platform through its 20 inches pipeline, which has been designed with a capacity of 330 million cubic feet equivalent per da y and 6,000 barrels of oil per day, and from there to third-party owned and operated on-shore processing facilities near Patterson, Louisiana, through an ANR pipeline. As of August 24, 2012, it was producing approximately 44.6 million cubic feet equivalent per day, net to Contango, from this platform.

The Companys owned and operated platform at Ship Shoal 263 was designed with a capacity of 40 million cubic feet equivalent per day and 5,000 barrels of oil per day. This platform services natural gas and condensate production from our Nautilus well, which flows through the Transcontinental Gas Pipeline to onshore processing plants. As of August 24, 2012, it was producing approximately 3.0 million cubic feet equivalent per day, net to Contango, from this platform. As of June 30, 2012, the Company owed a 100% working interest and 80% net revenue interest in this well and platform.

The Companys owned and operated platform at Vermilion 170 w! as desig ! ned with a capacity of 60 million cubic feet equivalent per ! day and 2! ,000 barrels of oil per day. This platform services natural gas and condensate production from its Swimmy well, which flows through the Sea Robin Pipeline to onshore processing plants. As of August 24, 2012, it was producing approximately 13.4 million cubic feet equivalent per day, net to Contango, from this platform.

On July 10, 2012, the Company spud its South Timbalier 75 prospect (Fang) with the Spartan 303 rig. It has a 100% working interest in this wildcat exploration prospect. On July 3, 2012, the Company spud its Ship Shoal 134 prospect (Eagle) with the Hercules 205 rig. The Company purchased the deep mineral rights on Ship Shoal 134 from an independent third-party. It has a 100% working interest in this wildcat exploration prospect. On December 21, 2011, the Company purchased an additional 3.66% working interest (2.67% net revenue interest) in Mary Rose #5 (previously Eloise North). The Company has a 47.05% working interest (38.1% net revenue int erest) in Dutch #5.

Offshore Properties

During the fiscal year ended June 30, 2012 (fiscal 2012), State Lease 19396 expired and was returned to the state of Louisiana. As of August 24, 2012, the interests owned by Contango through its affiliated entities in the Gulf of Mexico, which were capable of producing natural gas or oil included Eugene Island 10 #D-1, Eugene Island 10 #E-1, Eugene Island 10 #F-1, Eugene Island 10 #G-1, Eugene Island 10 #I-1, S-L 18640 #1, S-L 19266 #1, S-L 19266 #2, S-L 18860 #1, S-L 19266 #3 and S-L 19261, Ship Shoal 263, Vermilion 170 and West Delta 36. As of August 24, 2012, interests owned by Contango through its related entities in leases in the Gulf of Mexico included Eugene Island 11, East Breaks 369, South Timbalier 97, Ship Shoal 121, Ship Shoal 122, Brazos Area 543, Ship Shoal 134 and South Timbalier 75.

Onshore Exploration and Properties

As of August 24, 2012, the Company! had inve! sted in A lta Energy Canada Partnership (Alta Energy) to purchase over! 60,000 a! cres in the Kaybob Duvernay. Contango has a 2% interest in Alta Energy and a 5% interest in the Kaybob Duvernay project. On April 9, 2012, the Company announced that through its wholly owned subsidiary, Contaro Company, it had entered into a Limited Liability Company Agreement (the LLC Agreement) to form Exaro Energy III LLC (Exaro). The Company owns approximately a 45% interest in Exaro. Exaro has entered into an Earning and Development Agreement (the EDA Agreement) with Encana Oil & Gas (USA) Inc. (Encana) to provide funding to continue the development drilling program in a defined area of Encanas Jonah field asset located in Sublette County, Wyoming.

As of June 30, 2012, the Exaro-Encana venture had three rigs drilling, has completed five wells and achieved first production. As of August 24, 2012, the Company had invested to lease approximately 25,000 acres in the Tuscaloosa Marine Shale (TMS), a shale play in central Louisiana and Mississippi.

J.C. Penney (JCP) has had many bad weeks, but last week might go down as one of its worst yet.

Goldman Sachs panned its debt. Its management said the beaten-down retailer didn’t need to raise cash and then sold more than 80 million shares to investors, damaging management’s credibility. No wonder the shares finished the week off 30%.

Well, Maxim Group’s Rick Snyder has had enough. Today, he downgraded J.C. Penney’s shares from Buy to Neutral and removed his price target, largely because the company’s increased leverage makes it almost impossible to predict where its shares are headed He explains:

Our thesis that customers would return to J. C. Penney stores when the chain returned to discounting has been incorrect. Thus we believe it necessary to downgrade the shares to hold, from buy. We are suspending our prior price target of $22 due to the considerable business and financial leverage in the business. These components of leverage have resulted from the precipitous revenue decline since 2011 and the additional debt added earlier this year. The lost sales have deleveraged on the fixed cost of the business while the increased debt has increased interest expense. This additional leverage makes J. C. Penney shares susceptible to very small changes in sales estimates.

A look at Alternative Energy Partners��financials reveals revenues of zero (most recent reported quarter), ��3k, $1k and $1k for the past four quarters along not income of $230k (most recent reported quarter) and net losses of $2,954k, $51k and $452k. At the end of October, Alternative Energy Partners had $2,031k in current liabilities and $237k in long term debt. So while investors or traders got a high on Monday (and last Friday as well), it does not look like a sustainable high.

    Performance and Dividends Impacted by Operating Stress

    It should be clear from the above graphs that the earnings records of these three Dividend Champions have been far from steady, consistent or reliable. Therefore, I cannot get comfortable either recommending them or investing in them because I cannot get comfortable predicting what their future operating results may be. Furthermore, by examining the performance results associated with the above earnings and price-correlated graphs illustrates a lot of uncertainty. A focus on the earnings growth rate column illustrates a lot of stress on each company�� ability to keep their dividend streaks alive (Blue Circles).

    The Overvaluation Rejection

    Other reasons besides irregular earnings growth that caused a Dividend Champion to be rejected include one of my all-time favorites, valuation. Or to be more precise ��overvaluation. The following example, McCormick & Co. (MKC), represents one of my favorite Dividend Champions based on a very consistent above-average record of earnings growth that produced its impressive dividend streak. The only reason that this Dividend Champion was rejected was because of current overvaluation.
